REGISTRATION OF LAND IN THE LAND REGISTER
  • copy of identity documents of all the owners, including the owners of real property rights;
  • copy of the recent excerpt of the land register;
  • tax clearance certificate issued by the City Hall (duties and taxes division);
  • property deeds, as the case may be, in certified copy (e.g.: property title, heir certificate); if it is a piece of land acquired by judge’s decision, the judgment bearing the “final and irrevocable” mention is requested;
  • in order to register any divisions of the property right (easement, superficies), the authentic notarial instrument or the judgment ordering the constitution of this right is required;
DIVISION OR JOINING
  • copy of identity documents of all the owners, including the owners of real property rights;
  • copy of the recent excerpt of the land register;
  • property deeds – Xerox copies;
  • copy of the existing cadastral documentation;
  • for the joining documentation, an urban planning certificate is requested;
  • for the documentation of division in 3 or several plots of land, an urban planning certificate is requested;
REGISTRATION OF A FINAL BUILDING ON A PIECE OF LAND REGISTERED IN THE LAND REGISTER
  • copy of identity documents of all the owners, including the owners of real property rights;
  • copy of the land register excerpt for information purposes;;
  • Xerox copy of the location and delimitation blueprint of the existing real estate property on which a new final building is being built or on which a building is extended (drafted by the land surveyor /certified person who registered the land in the land register);
  • tax clearance certificate issued by the City Hall;
  • property deeds producing the evidence of land ownership – Xerox copies;
  • certified copy of the building permit and of the take-over report on the completion of works or, as the case may be, attestation certificate of the building extension, issued by the township or city council of the place where the property is situated;
FIRST REGISTRATION OF THE INDIVIDUAL UNIT (APARTMENT)
  • Xerox copies of owners’ identity documents;
  • tax clearance certificate issued by the City Hall;
  • land register excerpt of the land and of the condominium that the individual unit (IU) is part of;
  • sale-purchase contract of the IU to be registered;
  • ake-over report of the housing; If it has been purchased in installments, the loan contract is also required; Proof or certificate provided by the company giving the loan, showing that the debtor has paid the entire lent amount;
  • notarial statement made by the owner(s), declaring they have never requested the registration before, that the property is not charged with encumbrances and that the land it is not removed from the civil circuit;
  • blueprint of the apartment (if any);
UPDATE OF DATA FOR REAL ESTATE PROPERTIES
  • copy of identity documents of all the owners, including the owners of real property rights;
  • copy of the recent land register excerpt;
LIMIT CHANGES
  • copy of identity documents of all the owners, including the owners of real property rights;
  • copy of the land register excerpt for information purposes;;
  • authentic (notarial) statement of will between the parties or final and irrevocable judgment;
  • the limit change may be made only for the real estate properties that satisfy the following cumulative conditions: there are two neighboring buildings that received cadastral numbers, that have at least one common side and where the change of limit does not suppose a transfer of property;
AREA CHANGES
  • copy of identity documents of all the owners, including the owners of real property rights;
  • copy of the land register excerpt for information purposes;;
  • as the case may be: owner’s (notarial) authentic statement, final and irrevocable judgment or vicinity report.
  • the limit change may be made only for the real estate properties that satisfy the following cumulative conditions: there are two neighboring buildings that received cadastral numbers, that have at least one common side and where the change of limit does not suppose a transfer of property;
  • the location and delimitation blueprint of the building subject to area modification;
  • the further modification of the property area may be operated only in the limit of 10% of the current area recorded in the land register;
LAND REGISTER RECTIFICATIONS
  • copy of identity documents of all the owners, including the owners of real property rights;

SITUATION LAYOUTS FOR BUILDING PERMITS

TEMPORARY OR PERMANENT REMOVAL FROM THE FARMING CIRCUIT OF THE PIECES OF LAND SITUATED INSIDE OR OUTSIDE THE BUILT-UP AREA
  • Obtain the necessary approvals to change the category of use of the land, required after the registration of the buildings;
